Lot is more expensive than some because utilities are in place here that many other lots will likely NEVER have. Dock is allowed, but it is my understanding that a dock permit will not be issued until a home is built. Buyer will be given time to confirm the prior statement and so you can insure the lot is PERFECT for your new home.
